This five-storey Victorian property has an idyllic setting in Hampstead NW3, with the rear garden connecting directly to the Heath.
The Client Brief
Situated within the sensitive South Hill Park Conservation Area and close to South End Green, the client’s brief was to comprehensively transform an existing rear extension without the carbon footprint or cost of completely rebuilding it.
Despite the strict conservation area policy, we successfully carried out the entire project under permitted development rights, eliminating the need for full planning consent.
Structural Design
The previous house extension’s structure had been over-designed, with deep beams throughout and four large internal columns. It was therefore rationalised, resulting in a single remaining internal column. This careful engineering unlocked a more flexible, open-plan space.

It also allowed for the insertion of significantly larger roof lights and expansive new openings in the rear elevation, maximising views of the sky, the newly landscaped garden, and Hampstead Heath beyond.
Materials and Finishes
The material palette was selected to sit comfortably within the Victorian heritage context. Externally, the new brickwork is similar in tone to the original house but employs a colour-matched mortar to provide a crisp, uniform surface.
Internally, the home embraces a tactile, natural aesthetic. Finishes include beautifully textured Clayworks render and Bauwerk textured paint. At the heart of the home, a new bespoke DeVOL kitchen is complemented by high-end Bora, Miele, and Liebherr appliances. Oak-framed partitions with fluted glazing separate the open-plan kitchen and the snug.
Sustainability
The thermal performance of both the walls and the roof was significantly improved. We installed new insulation throughout the extension, complemented by high-performance doors and roof lights, to ensure the home remains comfortable throughout the year.
