Bayswater House
This extensive renovation of a Grade II listed Georgian house in Bayswater, Westminster, sought to transform a previously unloved and dilapidated property back to its former grandeur.

Respecting the architectural integrity of the Georgian building was paramount. Traditional period panelling, intricate cornices, and deep skirting boards were carefully repaired where they still existed, and faithfully reinstated where they had been lost over the decades.

Restoring a Heritage Property
Despite its initial state of disrepair, the home’s potential was evident in its spacious, well-proportioned rooms, generous ceiling heights, and a rare plot width of nearly 10 metres. The home was meticulously refurbished by our London architects, breathing new life into this historic Craven Hill property.Respecting the architectural integrity of the Georgian building was paramount. Bespoke Interiors
To complement the heritage details, bespoke cabinetry was designed and installed throughout the home. At the raised ground floor level, an engineered oak chevron parquet floor finish was laid, blending classic aesthetics with a contemporary board pattern.Sustainability
Upgrading the energy efficiency of a Grade II listed building requires a considered approach. We significantly improved the home’s thermal performance and airtightness by introducing bespoke, replacement double-glazed timber windows and doors to the rear elevation.moreThe lower ground suspended timber floor was comprehensively insulated and made airtight, while a highly efficient underfloor heating system was installed beneath a beautiful new stone floor. The property was also fully modernised with entirely new plumbing and electrical systems.
Damp in a listed building
To address the previous damp issues, a common problem in traditional masonry homes, we removed modern, non-breathable wall finishes, allowing the original structure to breathe again, preventing the risk of trapped moisture.Garden Design
To complete the transformation, the exterior spaces were entirely reimagined.
