Bayswater House

This renovation of a Grade II listed Georgian house in Bayswater, Westminster sought to transform an unloved property back to its former grandeur.

Although previously in a dilapidated state of repair, the potential of the property was evident in its spacious rooms, generous ceiling heights and plot width of nearly 10 metres. The home was refurbished and redecorated, with new bespoke cabinetry throughout.

Period panelling, cornices and skirting were reinstated where they had been lost and repaired where they still existed.more

Thermal performance and airtightness were improved with the introduction of replacement double-glazed timber windows and doors to the rear elevation. The lower ground suspended timber floor was insulated and made airtight, before the installation of underfloor heating and a new stone floor. At raised ground, an engineered oak chevron parquet floor finish was laid throughout.

The property was modernised with new plumbing and electrics, and damp issues were addressed by removing non-breathable wall finishes.

Externally, a newly landscaped garden features woodland ferns, silver birches and Japanese maples.
