
Architecture for London has completed outline designs, with massing options for a housing development in Putney, West London.

This project will create 28 high specification flats on a backland site, adjacent to a railway in south west London. A variety of 1, 2 and 3-bed units are proposed, and many will benefit from far-reaching views. Each flat features a private enclosed winter garden, these allow screening to create visual and acoustic privacy. The proposal also features terraces to penthouses and communal residents gardens at ground floor. A green roof provides further communal outdoor space.
The building steps down from six stories adjacent to the railway to four stories to minimise the visual impact from the existing residential block at the south end of the site.
The site is in the borough of Wandsworth, outside of any designated areas (including the nearby conservation area). It lies on Upper Richmond Road, yet it has a low PTAL rating of 1. Car parking is therefore required, with one space per unit as a minimum. Parking is provided at basement level to maximise amenity space at ground level. The London Plan Density Matrix gives a maximum density of 35-65 units/hectare for the site, being an urban setting with a PTAL of 1.
