This proposal provides additional accommodation at a property in the Lexham Gardens conservation area, Kensington. The extension at basement level allows the creation of an additional bedroom and a contemporary open plan reception room. A glass box extension looks out onto a courtyard garden, which is decked to provide space for outdoor seating. A bay window to the front of the property is being reinstated, and new basement access is created under the original entry stair.

A planning application has been submitted following a successful pre-application consultation process with Kensington and Chelsea. The negotiations with RBKC resulted in a revised scheme for a high quality extension that maximises the potential of the property, yet also satisfied the conservation officer’s concerns in relation to neighbouring amenity and loss of outdoor space.
