This project is for the susbstantial reconfiguration and extension of a large property in The Avenue, Brondesbury NW6. The property is currently split into two flats, and our scheme unites these to create a six bedroom single family house. The house will be extended to the rear under permitted development using the prior approval process for larger rear extensions. This is possible as the property lies outside of the Brondesbury conservation area. A very large roof with a double height volume allows for a substantial loft conversion, which will create two additional ensuite bedrooms and a large family games room.
Charred timber cladding is proposed to the rear at first floor. Concealed gutters and downpipes within the timber cladding create a contemporary pitched roof form with a minimal aesthetic. A lighter, soap washed timber is proposed at ground floor, and large expanses of glazing at this level allow good views of the gardens. A timber colonnade wraps around the facade at ground floor and also divides the kitchen and living area from the dining space in the new extension at ground floor. This allows the large space to be remain open plan, yet with a notionally enclosed area around the dining table. A new pantry and large utility room is created with separate access to the exterior.
At first floor, a new master bedroom with dressing room and ensuite runs the full length of the property and generous openings between these spaces maintain views of the garden from the bedroom at the front of the house.
